Abstract

The Tunisian big cities and particulary the littoral cities knew, during the second half of the XXth century, an urban speading at once (at the same time) accelerated and more and more scattered, at the cost of their agricultural envelope. It is the case of the north coast of Sousse and more exactly Hammam Sousse and Akouda townships, two former rural village which the peripheral space registers speedy geographical transformations. They result from the seaside town planning, the second homes of holiday resort and from the residential housing environment. the conurbation on the coast (seaside tourism and holiday resort) engendered the construction of the littoral fringe of both toxnships at the cost of secular truck farms isolating actually the rest of the agricultural territory of the sea. The importance of the periurbanization, an emergent process in Tunisia, was also translated by the turnover of agricultural land tax. The land basic surplus bound connected to the urbanization is at the origin of the recession of the urban and outer-urban senias. The new outer-urban context provoked at fellahs owners the adoption of diverse strategies of adaptation. The thesis analyzes the various types of agriculture and shows their capacities to resist (or not) in front of not agricultural manners of the outer-urban land tax.
Les grandes villes tunisiennes et particulièrement les villes littorales ont connu, pendant la deuxième moitié du XXe siècle, un étalement urbain à la fois accéléré et de plus en plus dispersé, aux dépens de leur enveloppe agricole. C'est le cas du littoral nord de Sousse et plus précisément des communes de Hammam Sousse et d'Akouda, deux anciennes bourgades rurales dont les espaces périphériques enregistrent des transformations géographiques rapides. Elles résultent de l'urbanisme balnéaire, des résidences secondaires de villégiature et de l'habitat résidentiel. La concentration urbaine sur le littoral (tourisme balnéaire et villégiature) a engendré la construction de la frange littorale des deux communes aux dépens de jardins maraîchers séculaires isolant de fait le reste du territoire agricole de la mer. L'importance de la périurbanisation, un processus émergent en Tunisie, s'est traduite aussi par le bouleversement du foncier agricole. La plus-value foncière liée à l'urbanisation est à l'origine du recul des senias urbaines et périurbaines. Le nouveau contexte périurbain a provoqué chez les fellahs propriétaires l'adoption de diverses stratégies d'adaptation. La thèse analyse les différents types d'agriculture et montre leurs aptitudes à résister (ou non) face aux usages non agricoles du foncier périurbain.
